Welcome to VMI Property Management!

If you would like to see one of our listings please call or email for an appointment. If you would like to make an application please do so on the home page of this website. Our application is free of charge and if you decide you are very interested in a home and agree to a credit history check, this will run you $30 for each adult individual occupant. We will also be contacting your references and previous landlords. Most of our listings require a 12 month lease.   The refundable security deposit is equal to the rent amount and if there are pets, the additional refundable pet deposit is $200 for each pet.  Pets are allowed, upon approval, on a pet by pet basis.  We require 1 months holding deposit/rent at the time of signing a lease and 1 months rent security deposit at the time of move-in.  Please see our general rental criteria below and ask us if you have any questions about them.

Rental Criteria


General
• Positive government issued ID
• Each occupant must qualify individually
• Fully completed application for each occupant 18 years and older – online application preferred
• Credit History Check fee of $30 - we only take this if you are serious about renting the home.
• Ability to pay holding deposit of 1 month's rent at time of signing a lease and 1 months rent in security deposit at move in.

Income, Credit and Employment Requirements
• Proof of verifiable employment and/or adequate income: most recent pay stub, tax returns for self employed applicants, copies of bank statements for retired applicants or any additional sources of income such as child support, spousal report or trust fund income.
• Adequate income to cover rent – household gross income should be a minimum of 3X's monthly rent.
• If household gross income is below this amount, additional 1 month's rent is required.
• No excessive debt, which may impact ability to pay rent
• Good Credit history, free of negative credit issues indicating high risk or a pattern of payment delinquency.

Rental History
• Two years verifiable rental history with positive rental references from previous landlord(s).
• Home ownership verified through credit report or other documentation.

Reasons for Denial
• Poor rental history with 2 or more NSF checks within a 12 month period, 4 or more 3-day notices within a 12 month period, or any unpaid past due rent.
• Any history of unlawful detainer action or eviction.
• Rental history showing more than $1500 in damage.
