Prospective Owners

Welcome to VMI Property Mangement, where we will manage your property "Properly"!

 

As your chosen property managers, we will begin by helping you to assess the rental market value of your home.  Once we have agreed on a rental value we will work hard to list and market your property with the respect that it deserves. Your property will have visibility on our own VMI website (visit us at www.vmipropertymangement.com), as well as Craig's list and Zillow.   For short term rental owners we will list your home on HomeAway and we will manage that site and all of the inquires for you. In some cases, depending on location, we also use effective signs on your house on your property.

 

For long term rental owners, we will manage all the showings to potential tenants and once we have an interested applicant we will put them through a through screening process which includes a look at their income level, credit history, eviction history, as well as previous rental and employment references.

 

Once we find a good tenant for your rental property we will manage the leasing process which includes creating and signing a lease, providing the tenant with paperwork required by the state, collecting a security deposit and a pet deposit if needed.  We will also manage the move in with a move in inspection report which is used to assess any changes when the tenant moves out.

 

For shot term vaction rental properties, we will manage your Home Away account and inqiries, manage your turn over and cleaning schedule and manage the short term rental leases.  We can also help you to set up your vacation rental house with an instruction booklet and cleaning supplies for an additional set up fee.

 

During the tenancy, we do periodic drive by's to make sure your propety is being properly cared for by your tenants.  We manage any needed maintenace and repairs on your property and we are in continual communication with our tenants, making sure that any needs they have are being addressed immediately.  We make sure that we are easily accessable to both our owners as well as our tenants.

 

On a monthly basis we will collect the rent due, pay any maintenance or repair bills, collect management fees and send you the remaining amount either by Electronic Funds Transfer or by check. We will also send you a monthly owners statement outlining all financial activity for that month.  At year end we will send you a yearly profit and loss statement as well as a 1099.  For short term vacation rental properties we will keep track of your lodging taxes and pay them out quarterly through Hot Spot Tax Services.

 

In order to place a tenant we request a leasing fee equal to 75% of one months rent. For managing your long term renatl property we collect 10% of a months rental amount every month.  For short term vacation rental properties, we do not charge a leasing fee, but we charge a 25% fee for management.
